Commercial cleaning software has to answer a question residential software never asks: is this building being cleaned to the specification we sold, and can we prove it. That single requirement changes the shape of the product. It needs a specification attached to a site, a schedule that runs against it, someone recording that it happened, and a monthly invoice that does not move when a visit does. Everything else in the category is negotiable; that is not.
Specification, schedule and proof, in that order
The specification says what is cleaned and how often: restrooms daily, carpets quarterly, high dusting monthly. The schedule places it. The proof is the record that it happened, which is what you produce when a facilities manager complains. Products that start from the schedule and treat the specification as a note will let a crew drift off it for months without anyone noticing until the account is at risk.
Facility software and contractor software are different products
Facility cleaning software is bought by the building owner to manage cleaning among all the other things a building needs. Contractor software is bought by the company doing the cleaning, to run a book of accounts. They overlap in vocabulary and not in purpose, and buying the wrong one leaves you administering someone else's building instead of running your business.
Where residential software stops
Residential tools are excellent at what commercial work does not need: online booking, per-visit invoicing, customer self-service. They are weak at what it does: contracts, monthly billing, multi-site crews and scored inspections. If your work is mixed, decide which half is bigger and accept that the other half will be administered slightly awkwardly rather than buying two systems.
Questions people ask about commercial cleaning software
Can one product do residential and commercial?
Several claim to. In practice one side is the real product and the other is a compromise; work out which side of your book is larger before you choose.
Do I need a mobile app for commercial cleaning?
For the crew, yes, if you want real hours and proof of attendance. For the office, a laptop is usually better because a whole month of accounts fits on the screen.
What should commercial cleaning software cost?
Judge it per account rather than per month. A product that protects one annual renewal has paid for itself several times over at any price in this category.
